Thought I&rsquo;d pass on some info that might come in handy. <br /><br />1. Various businesses are buying up property to use as an Air BnB or Vrbo. Some owners have also jumped on the band wagon to make extra money. Nothing wrong with wanting to make money. However, if the house is in a deed restricted (HOA) subdivision, there are issues to resolve before signing contracts.<br /><br /> 2. Most HOAs are established as single family residential properties. Each has its own version of a Declaration of Covenants, Conditions, and Restrictions (DCC&amp;R). Most do not specifically mention these specific short term rental options as they didn&rsquo;t exist at the time the HOAs governing documents were written. What can usually be found is language stating no short term rentals, home businesses that involve increased traffic with the subdivision must be approved by the HOA board, and some home businesses require coordination with neighbors that would be impacted by the business. <br /><br />3. Operating a short term rental without following guidelines in the DCC&amp;R can result in a covenant violation, just like not mowing, parking on grass, visible garbage cans. Several HOAs are increasing the fines for short term rentals because breaking the rules is more profitable than paying the fine. <br /><br />4. Cities across Texas are now getting involved as these short term rentals are cutting into the tax base normally received from hotels. And many cities require home businesses be registered before starting a business. Again, fines could be involved for not following city ordinances. <br /><br /><br />5. This is a not just a state issue, but a hot topic across the country, mostly because of the loss of tax revenue. There is an open case in front of the Texas Supreme Court that many city officials and HOA attorneys are waiting for the ruling to know how to proceed. <br /><br />6. If your HOA has verbiage in the governing documents and find a home operating a short term rental business, a violation would probably be issued. <br /><br />7. If you&rsquo;re trying to sell your home, and prospective buyers find out there&rsquo;s a short term rental next door and walk away, you have just been harmed by this type of rental (and yes I have seen this happen). <br /><br />8. I already know some will comment they don&rsquo;t care, and can do what they want (their property) regardless of city/HOA rules. I already know some will comment that making money is more important than harming/disturbing their neighborhood. This post is about awareness of an issue affecting almost every community across the country and with Schertz&rsquo; proximity to SA and NB attractions we&rsquo;re definitely in the crosshairs. <br /><br />&#8203;9. If you really care, one way or the other, talk with your city officials and HOA boards (if applicable) to make your voice heard. This forum won&rsquo;t do that. I believe there can be a middle ground solution to protect homeowners and allow others to still make money. I&rsquo;d love to see cities appoint a special committee made up of homeowners, HoA officers, real estate agents and a city rep. Old AppliancesIt&rsquo;s highly unlikely that the property you&rsquo;re buying is equipped with brand new appliances. Be sure you take into consideration the cost of repairing or even replacing them should they stop functioning. Do some research on the brand, model and especially the year of the property&rsquo;s major appliances to know exactly what to expect.<br /><br /><br />4. HandrailsYou might not think of them as a big deal, but functional handrails are mandatory on staircases and along balconies. The survey defines &ldquo;standard lawn care service&rdquo; as six seasonal applications of fertilizer and/or weed control on a 5,000-square-foot lawn and &ldquo;landscape maintenance&rdquo; as mulch application, regular lawn mowing, pruning shrubs and planting about 60 perennials or annuals.&nbsp;&nbsp;<br /><br />NAR 2023 Remodeling Impact Report<br />The features that make homeowners happiest, however, aren&rsquo;t necessarily the ones that earn the most at resale. The least expensive projects, such as standard lawn care service, have the highest cost recovery but one of the lowest &ldquo;joy&rdquo; rankings from homeowners, according to the survey. California remains untouchable on its perch as the most valuable housing market in the country, but Florida was the big winner of 2022, jumping over New York into second place.<br /><br />California&rsquo;s housing market remains the nation&rsquo;s most valuable, reaching $9.5 trillion last December and representing roughly one-fifth &mdash; 19.5% &mdash; of the national total. As always, the bulk of the increase came from higher valuations of existing homes, but last year&rsquo;s increase in the housing stock plays a bigger role than usual as builders have raced to meet demand.<br /><br /><em><strong>The secret to Florida&rsquo;s</strong></em> rise up the total housing market value ranks lies in its population increase, which influences both home values and new construction. Florida saw the biggest population increase of any state last year, according to the U.S. Census Bureau, followed by Texas.<br /><br />More residents mean more competition for homes, which puts upward pressure on prices. Likely as a response to this population growth, Florida and Texas also topped the list for the biggest increase in new housing units added in 2022, both in terms of the raw number of new units and the percentage increase those units represent.<br /><br />It should be no surprise, then, that Florida (+$616 billion, or 20%) and Texas (+$328 billion, or 12%) saw the biggest gains in the total value of their housing markets last year.<br /><br /><strong>Last year, eight of the 10 fastest growing </strong>metro areas were in Florida. Even Texas and Florida, the two big winners over the course of the year, saw significant dips late in 2022.<br /><br /><br />California was also one of only two states &mdash; Idaho was the other &mdash; for which more than half of the increase in total value last year came from new construction. In California, 62.4% of the increase in total market value over the past year was due to an increase in the number of housing units. This is compared to just 18.9% for the country as a whole. That&rsquo;s a reflection of how deep the home value cuts were across much of the state. You still have options.<br />Here are three last-minute tax tips for homeowners that could save you plenty of money, headaches, and more.<br />Tip No. 1: Grab Form&nbsp;1098Form 1098, or the Mortgage Interest Statement, is sort of like your home's W-2: a one-stop shop for your possibly two biggest tax breaks.<ul><li><strong>Mortgage interest:</strong>&nbsp;"The biggest real estate tax deduction for most people will be the interest on their home loan," according to&nbsp;<strong>Patrick O'Connor</strong>&nbsp;of O'Connor and Associates. Single people can deduct the full interest up to $500,000; for married couples filing jointly, the limit is $1 million if you purchased a house&nbsp;<em>before</em>&nbsp;Dec. 15, 2017. If you bought a home after that date, you will be allowed to deduct the interest on no more than $750,000 of acquisition debt&mdash;that's a loan used to buy, build, or improve a main or secondary home. (Here's more on how your&nbsp;<a href="https://www.realtor.com/advice/finance/how-mortgage-interest-deductions-work/" target="_blank">mortgage interest deduction</a>&nbsp;can help you save on taxes.)</li><li><strong>Property taxes:</strong>&nbsp;This is the second-biggest deduction for most homeowners. Just remember the total amount you can deduct is $10,000, even if you pay way more&mdash;and that includes state and local income tax, property tax, and sales tax. (Here's how to&nbsp;<a href="https://www.realtor.com/advice/finance/how-to-calculate-property-taxes/" target="_blank">calculate your property taxes</a>.)</li></ul> You might be eligible for other real estate&ndash;related&nbsp;<a href="https://www.realtor.com/advice/finance/these-little-known-tax-deductions-can-save-you-thousands/" target="_blank">deductions</a>&nbsp;and&nbsp;<a href="https://www.realtor.com/advice/home-improvement/home-improvements-that-can-lower-your-tax-bill/" target="_blank">tax credits</a>, but these are the biggies for most people. If you're down to the wire on filing, you might just deduct these two and call it a day.<br />Just remember to make it worth your while. These numbers need to add up to more than the current standard deduction, which jumped in tax year 2020 to $12,400 for individuals, $18,650 for heads of household, and $24,800 for married couples filing jointly.<br />Tip No. 2: File an extensionIf you still need more time to get your taxes together, it&rsquo;s totally simple and penalty-free to file for an extension until Oct. 15. But don&rsquo;t get too excited; the IRS still requires you to pay your&nbsp;<em>estimated</em>&nbsp;tax bill by May 17, or else you&rsquo;ll pay interest on what you owe down the road.<br />The IRS makes it easy to file for an extension, either&nbsp;<a href="https://www.irs.gov/uac/free-file-do-your-federal-taxes-for-free" target="_blank">online</a>&nbsp;or&nbsp;<a href="https://www.irs.gov/pub/irs-pdf/f4868.pdf" target="_blank">by mail</a>. On the form,&nbsp;just estimate how much tax you owe. If you're filing an extension because you need more time to figure out your&nbsp;<a href="https://www.realtor.com/advice/buy/your-home-tax-deduction-checklist/" target="_blank">itemized deductions</a>, one easy shortcut is to just take the standard deduction now&mdash;or the same amount you claimed last year.<br />All in all, it's better to overestimate what you owe, because then you won't pay any interest. Once you file for real, anything you've overpaid will come back to you.<br />But what if you need an extension because you can't pay your tax bill? It's still better to file for an extension with fuzzy numbers than to not file at all.<br />The IRS has&nbsp;<a href="https://www.irs.gov/uac/newsroom/four-tips-if-you-cant-pay-your-taxes-on-time" target="_blank">payment plans</a>&nbsp;that can help if you are short on cash.&nbsp;Just file&nbsp;<em>something&mdash;</em>blowing the deadline entirely will open you up to penalties as well as interest on your bill. And maybe an audit, too.<br />Tip No. 3: Hire some&nbsp;helpIf you make less than $69,000 a year, you qualify to use&nbsp;<a href="https://www.irs.gov/uac/free-file-do-your-federal-taxes-for-free" target="_blank">free tax prep</a>&nbsp;software from the IRS. Even if you make more than that, there are lots of free or low-cost&nbsp;<a href="https://www.nerdwallet.com/blog/taxes/best-free-online-tax-prep-software/" target="_blank">online tax prep</a>&nbsp;options that should work for anyone with relatively straightforward taxes.<br />Of course, another option is to find yourself a good accountant.<br />If paying for a tax preparer sounds extravagant, keep in mind that, according to the U.S. Tax Center, the average cost of getting your taxes done is only $225. This, generally speaking, is money well-spent.<br />A good accountant can actually save you money by spotting deductions you might not&nbsp;have found on your own, and helping you plan to minimize the next year's taxes. All in all, that may add up to the best few hundred bucks you've ever spent!<br />Another timesaver: Rather than snail-mailing your accountant your tax forms, snap pictures of them on your smartphone; some apps like&nbsp;<a href="https://www.camscanner.com/" target="_blank">CamScanner</a>&nbsp;can do so with scanner-style quality. Accountants don't need the originals to file.<br />For next year, remember to prepareOK, so this year you waited too long and stressed yourself out. If you don't want a repeat ordeal next year, now is also the time to mend your ways and start tax prep&nbsp;early.&nbsp;Nobody wants to be thinking about taxes all year, of course.
