Thinking about selling your house, or looking to buy? Thought I’d pass on some info that might come in handy.

1. Various businesses are buying up property to use as an Air BnB or Vrbo. Some owners have also jumped on the band wagon to make extra money. Nothing wrong with wanting to make money. However, if the house is in a deed restricted (HOA) subdivision, there are issues to resolve before signing contracts.

2. Most HOAs are established as single family residential properties. Each has its own version of a Declaration of Covenants, Conditions, and Restrictions (DCC&R). Most do not specifically mention these specific short term rental options as they didn’t exist at the time the HOAs governing documents were written. What can usually be found is language stating no short term rentals, home businesses that involve increased traffic with the subdivision must be approved by the HOA board, and some home businesses require coordination with neighbors that would be impacted by the business.

3. Operating a short term rental without following guidelines in the DCC&R can result in a covenant violation, just like not mowing, parking on grass, visible garbage cans. Several HOAs are increasing the fines for short term rentals because breaking the rules is more profitable than paying the fine.

4. Cities across Texas are now getting involved as these short term rentals are cutting into the tax base normally received from hotels. And many cities require home businesses be registered before starting a business. Again, fines could be involved for not following city ordinances.


5. This is a not just a state issue, but a hot topic across the country, mostly because of the loss of tax revenue. There is an open case in front of the Texas Supreme Court that many city officials and HOA attorneys are waiting for the ruling to know how to proceed.

6. If your HOA has verbiage in the governing documents and find a home operating a short term rental business, a violation would probably be issued.

7. If you’re trying to sell your home, and prospective buyers find out there’s a short term rental next door and walk away, you have just been harmed by this type of rental (and yes I have seen this happen).

8. I already know some will comment they don’t care, and can do what they want (their property) regardless of city/HOA rules. I already know some will comment that making money is more important than harming/disturbing their neighborhood. This post is about awareness of an issue affecting almost every community across the country and with Schertz’ proximity to SA and NB attractions we’re definitely in the crosshairs.

​9. If you really care, one way or the other, talk with your city officials and HOA boards (if applicable) to make your voice heard. This forum won’t do that. I believe there can be a middle ground solution to protect homeowners and allow others to still make money. I’d love to see cities appoint a special committee made up of homeowners, HoA officers, real estate agents and a city rep. If discussion gets too far off track or nasty, I’ll close it to further comment but let the post be available for information purposes.

1. Roof IssuesThe roof is undoubtedly one of the most important parts of a home. A compromised roof can cause serious damage to the house and to your pockets. Roof repairs can be quite costly, and should be factored into the price of the home. Keep in mind that most sellers won’t replace a roof if there are still a few years of expected life in it.

2. Storm DamageExtreme weather can cause significant damage to the exterior of the house, both on to the roof and to the siding, or even foundations, in case of flooding and freezing. Hail damage can be quite destructive and easy to miss as it’s often not visible to the naked eye. A good home inspector should be able to spot hail damage by using special gear and can also assess the integrity of the roof and foundation.

3. Old AppliancesIt’s highly unlikely that the property you’re buying is equipped with brand new appliances. Be sure you take into consideration the cost of repairing or even replacing them should they stop functioning. Do some research on the brand, model and especially the year of the property’s major appliances to know exactly what to expect.


4. HandrailsYou might not think of them as a big deal, but functional handrails are mandatory on staircases and along balconies. A wobbly handrail can be a serious safety issue, so be sure to test all of them.
5. Rotten WoodRotten wood may be found anywhere that moisture, mold, or humidity are issues. Check the base of the home, along the roof and especially on the window sills. Finger-jointed materials, used heavily in the 80’s and 90’s, usually rot more quickly due to water penetration. If the home has a wood deck, be sure to check if it was properly maintained and prepared for the cold season.

6. Cooling or Heating SystemsReplacing an HVAC system can be an extensive and costly project. Be sure to check the age and maintenance schedule of any temperature control system already in the home. Regular servicing is crucial for this kind of item, and while a well-maintained boiler can last thirty years or more, the cost and time involved in replacing a boiler or furnace risks turning a profitable investment into a loss.


7. Environmental IssuesDoing a thorough check for any environmental concerns should be on every potential buyer’s to-do list. The last thing you want to discover in your new home is mold or asbestos. These, alongside materials such as radon or lead-based paint, are serious health concerns.

8. Electrical Safety ConcernsThe older the home, the most likely it is to have faulty wiring. Current codes require ground fault breaker outlets in bathrooms and kitchens, but you should also consider today’s increased electrical load. People are using more appliances and electronics than ever, so be sure the wiring is up to date and can handle the electrical load in order to avoid frying that new plasma screen TV.

9. Poor Drainage/Roof Water ControlAs we’ve established already, water damage along a foundation can kill a sale in a split-second. Poor roof and gutter drainage is another cause for water damage, one that many buyers overlook when making a purchase. Check that the drainage paths direct water away from your foundation on any property you purchase. This should include checking the gutters as well. Clogged or poorly maintained gutters can be a sign that the upkeep of the property hasn’t really been a priority.


10. Pest ControlPest infestations can be quite a hassle. They are hard to resolve and usually reoccur. Look for signs of previous pest issues both inside and outside the home and be sure that the area was properly sprayed during routine pest control visits.

11. Poor VentilationIn a lot of homes mold develops because there is not enough airflow in a specific room. Proper ventilation in all areas of the house, including the attic, is a must if you want to avoid mold problems.

12. Plumbing ProblemsThe plumbing system is another hidden part of the home that is crucial in making the space comfortable and livable. Just as in the case of electrical equipment, homes with older pipes and fixtures may present problems. Unexpected factors, such as tree root growth can also cause serious damage to a plumbing system. Be sure the house has plumbing that works by checking for all the common bathroom problems.


13. Poor CaulkingCheck around the windows and doors for proper caulking and weather stripping. These items wear out in time, but they are relatively easy to repair or replace. This will ensure that water or air doesn’t come in around the doors and windows.

14. Bad InsulationGood insulation is vital everywhere, but especially north of the 49th. If you’re viewing a home in summer, it may not be until winter that you fully appreciate the cost of poor insulation.  Get a specialist to verify that the home has good quality insulation in the walls and attic.

While this list can be overwhelming, an experienced real estate agent knows how to check for these issues. In case you’re going through the entire process yourself, print out a home viewing checklist to be sure you don’t miss anything.

A qualified home inspector usually discovers these items during the home inspection. However, it’s good practice to be prepared for these types of issues when purchasing real estate. This way, you’ll be less stressed with your transaction in case problems pop up. If an issue occurs, do some research and get in touch with a contractor to get an estimate for the repair.

​Many homeowners have turned their attention to enhancing their outdoor space since the pandemic began—and that may pay off at resale, according to a new survey from the National Association of REALTORS® and the National Association of Landscape Professionals. Ninety-two percent of REALTORS® say they recommend that sellers improve their curb appeal prior to listing, finds the 2023 Remodeling Impact Report: Outdoor Features. REALTORS® most often recommend general landscaping maintenance, standard lawn care service and tree trimming.

“It’s no surprise that nearly all REALTORS® and most homeowners place a high value on the curb appeal of a well-maintained yard,” says NALP CEO Britt Wood. “Healthy outdoor living and green spaces help the environment, increase home values, make communities more desirable and improve people’s mental and physical health.”

The COVID-19 pandemic changed the way Americans use their homes for daily living, relaxation and entertainment, adds Jessica Lautz, NAR’s deputy chief economist and vice president of research. “Homeowners have embraced their outdoor spaces, transforming them into oases with pools, patios, plants and greenery,” Lautz says. “These outdoor features … can also attract buyers if the owner wants to sell.”

Prioritizing Outdoor Projects for Resale
Most homeowners indicate a desire for an in-ground pool or an outdoor fire feature, but the ROI on these items may not be as high as simple lawn care and landscape maintenance, the report finds. The survey defines “standard lawn care service” as six seasonal applications of fertilizer and/or weed control on a 5,000-square-foot lawn and “landscape maintenance” as mulch application, regular lawn mowing, pruning shrubs and planting about 60 perennials or annuals.  

NAR 2023 Remodeling Impact Report
The features that make homeowners happiest, however, aren’t necessarily the ones that earn the most at resale. The least expensive projects, such as standard lawn care service, have the highest cost recovery but one of the lowest “joy” rankings from homeowners, according to the survey. Instead, the report found that the following outdoor projects received the highest satisfaction marks among homeowners:

California remains the nation’s most valuable housing market, despite a housing slowdown that shaved nearly $1 trillion off the value of the state’s residential real estate. Roughly one-fifth of the nation’s total housing value is in California.
Florida surpassed New York state to become the country’s second most valuable residential real estate market. Florida metros account for eight of the 10 fastest growing housing markets in the country.

The combination of record-fast home value growth to start the year and a record number of newly built homes increased the total market value of residential real estate in the U.S. in 2022, despite price drops to end the year. California remains untouchable on its perch as the most valuable housing market in the country, but Florida was the big winner of 2022, jumping over New York into second place.

California’s housing market remains the nation’s most valuable, reaching $9.5 trillion last December and representing roughly one-fifth — 19.5% — of the national total. Florida ($3.6 Tr), New York ($3.3 Tr), Texas ($3.2 Tr) and Washington ($1.6 Tr) round out the top five.

Population growth is the key to Florida’s big year in real estate
The increase in the total value of residential real estate can be attributed to both higher home values compared to the start of the year and a significant increase in the number of housing units from new construction. As always, the bulk of the increase came from higher valuations of existing homes, but last year’s increase in the housing stock plays a bigger role than usual as builders have raced to meet demand.

The secret to Florida’s rise up the total housing market value ranks lies in its population increase, which influences both home values and new construction. Florida saw the biggest population increase of any state last year, according to the U.S. Census Bureau, followed by Texas.

More residents mean more competition for homes, which puts upward pressure on prices. Likely as a response to this population growth, Florida and Texas also topped the list for the biggest increase in new housing units added in 2022, both in terms of the raw number of new units and the percentage increase those units represent.

It should be no surprise, then, that Florida (+$616 billion, or 20%) and Texas (+$328 billion, or 12%) saw the biggest gains in the total value of their housing markets last year.

Last year, eight of the 10 fastest growing metro areas were in Florida. Although the New York City metro area is the largest metro in the country, and thus still has the highest total real estate market value, Florida markets saw the biggest gains.

Early 2022 housing market gains were partially erased in the late 2022 cool down
While the total market value of residential real estate increased in every state last year, the decrease in home values during the second half of the year eroded some of the gains made at the start of the year.


During the second half of 2022, home values fell across many U.S. markets as higher mortgage rates limited what many home shoppers could afford and chilled buyer demand.


California’s housing market had the most room to fall, and saw by far the biggest decrease in total value from July 2022 on — California’s housing market lost nearly $1 trillion during that time. Even Texas and Florida, the two big winners over the course of the year, saw significant dips late in 2022.


California was also one of only two states — Idaho was the other — for which more than half of the increase in total value last year came from new construction. In California, 62.4% of the increase in total market value over the past year was due to an increase in the number of housing units. This is compared to just 18.9% for the country as a whole. That’s a reflection of how deep the home value cuts were across much of the state. As home value appreciation looks likely to stagnate in 2023, new construction is likely to play a larger role in total market value gains.

This year your taxes are due on May 17, unlike last year when the coronavirus pandemic prompted the Internal Revenue Service to extend the deadline to July 15. (And let's remember that tax day is usually April 15, so this is good news.) The deadline might seem like plenty of time with six weeks to go, but that filing window seems to come up fast every year.
We get it. Maybe you're a procrastinator. Or maybe you're a homeowner who, rather than taking the easy-peasy standard deduction, generally tries to save a bundle by itemizing your deductions instead.
Related Articles Whatever your reason, if you've put off organizing your taxes, don't panic! You still have options.
Here are three last-minute tax tips for homeowners that could save you plenty of money, headaches, and more.
Tip No. 1: Grab Form 1098Form 1098, or the Mortgage Interest Statement, is sort of like your home's W-2: a one-stop shop for your possibly two biggest tax breaks.
  • Mortgage interest: "The biggest real estate tax deduction for most people will be the interest on their home loan," according to Patrick O'Connor of O'Connor and Associates. Single people can deduct the full interest up to $500,000; for married couples filing jointly, the limit is $1 million if you purchased a house before Dec. 15, 2017. If you bought a home after that date, you will be allowed to deduct the interest on no more than $750,000 of acquisition debt—that's a loan used to buy, build, or improve a main or secondary home.   • Property taxes: This is the second-biggest deduction for most homeowners. Just remember the total amount you can deduct is $10,000, even if you pay way more—and that includes state and local income tax, property tax, and sales tax. (Here's how to calculate your property taxes.)
You might be eligible for other real estate–related deductions and tax credits, but these are the biggies for most people. If you're down to the wire on filing, you might just deduct these two and call it a day.
Just remember to make it worth your while. These numbers need to add up to more than the current standard deduction, which jumped in tax year 2020 to $12,400 for individuals, $18,650 for heads of household, and $24,800 for married couples filing jointly.
Tip No. 2: File an extensionIf you still need more time to get your taxes together, it’s totally simple and penalty-free to file for an extension until Oct. 15. But don’t get too excited; the IRS still requires you to pay your estimated tax bill by May 17, or else you’ll pay interest on what you owe down the road.
The IRS makes it easy to file for an extension, either online or by mail. On the form, just estimate how much tax you owe. If you're filing an extension because you need more time to figure out your itemized deductions, one easy shortcut is to just take the standard deduction now—or the same amount you claimed last year.
All in all, it's better to overestimate what you owe, because then you won't pay any interest. Once you file for real, anything you've overpaid will come back to you.
But what if you need an extension because you can't pay your tax bill? It's still better to file for an extension with fuzzy numbers than to not file at all.
The IRS has payment plans that can help if you are short on cash. Just file something—blowing the deadline entirely will open you up to penalties as well as interest on your bill. And maybe an audit, too.
Tip No. 3: Hire some helpIf you make less than $69,000 a year, you qualify to use free tax prep software from the IRS. Even if you make more than that, there are lots of free or low-cost online tax prep options that should work for anyone with relatively straightforward taxes.
Of course, another option is to find yourself a good accountant.
If paying for a tax preparer sounds extravagant, keep in mind that, according to the U.S. Tax Center, the average cost of getting your taxes done is only $225. This, generally speaking, is money well-spent.
A good accountant can actually save you money by spotting deductions you might not have found on your own, and helping you plan to minimize the next year's taxes. All in all, that may add up to the best few hundred bucks you've ever spent!
Another timesaver: Rather than snail-mailing your accountant your tax forms, snap pictures of them on your smartphone; some apps like CamScanner can do so with scanner-style quality. Accountants don't need the originals to file.
For next year, remember to prepareOK, so this year you waited too long and stressed yourself out. If you don't want a repeat ordeal next year, now is also the time to mend your ways and start tax prep early. Nobody wants to be thinking about taxes all year, of course. But as a homeowner, you can do some things to be better prepared.
So before you do any home maintenance, upgrades, or renovations, research whether there are any tax deductions you could be eligible for.
Start now, and you'll be sitting pretty to collect on all the various tax perks that come with owning a home rather than pulling out your hair at the last minute.
